A commercial multifamily property is any residential dwelling containing five or more units. The most common examples would be a multi-level apartment building in which each unit is rented out.
A multifamily property may be just a single building, or it may be made up of several buildings within one larger complex. In either case, an individual building may include common areas or shared facilities – such as lounges, recreation areas, and so on.
A borrower may seek a mortgage to build, buy, renovate, or refinance a multifamily building in order to rent or sell the separate dwelling units. Multifamily properties are a popular commercial real estate investment and there are around 4 million multifamily properties in the U.S.
