Light Industrial Property

Light Industrial properties are designed to accommodate a structured working environment that relies on some level of machinery and technology. Typically, it takes the form of a warehouse where use is limited to management tasks for the storage and distribution of goods or clean manufacturing.

Light industrial properties can only be used for “small-scale” industrial uses. (Unlike “heavy” industrial spaces, which must be heavily customized with machinery for the tenant or commercial user, light industrial spaces can be configured fairly easily as they are not intended for large-scale manufacturing.)

The build-out of office space in a light industrial property is typically no more than 15% of total space. Building size is limited to <25,000 square feet with no heavy manufacturing or specified industrial processes.
